Rytsölä has been the CEO of Lumo (previously Kojamo) since June 2025. Before this, Rytsölä worked as the CEO of Solidium in the years 2022-2025. Rytsölä worked in Varma Mutual Insurance Company as the Chief Investment Officer in the years 2014-2022. He also worked e.g. at OP Financial Group in various managerial and investment-related positions in 1998-2013.

Accounting, Financing and Administration

The Finance department produces the financial management and financing services required in the steering of the Group’s business operations. The department consists of the financing, Group reporting and financial services units.

Hjelt has been the CFO and Deputy to CEO of Lumo (previously Kojamo) since 2015. He was the Interim CEO between November 2024 and June 2025. Previously, Mr. Hjelt has acted at Sponda Plc as the Chief Financial Officer (CFO) in 2009–2015 and Senior Vice President for Legal Affairs and Treasury, in 2007–2009. He has also acted at Kapiteeli Plc as Senior Vice President for Finance and Legal Affairs, HR and Communications in 1999–2006.

People, Brand and Sustainability

The People, Brand and Sustainability function is responsible for leading and developing the company’s human resources, brand, communications and sustainability.

Viippola has been Executive Vice President, People, Brand and Sustainability of Lumo (previously Kojamo) since October 2025. Previously, Ms. Viippola has acted at as the CEO of Suomalainen työ (Finnish work) and Avainlippu Oy in 2023–2025. She has also worked in various managerial positions in Mutual Pension Insurance Company Varma in 2016–2023 and in Keva in 2013–2015.

Investments and Portfolio Management

The Investment function is responsible for the portfolio management and profitability of our assets, real estate transactions, development and refurbishment projects, as well as energy management.

Raitio has been the Executive Vice President, Investments and Portfolio of Lumo (previously Kojamo) since 2019. Mr. Raitio has previously been, among others, Co-Head of Direct Property, Nordics and Country Head, Finland at Aberdeen Standard Investments in 2013–2019. Before that, he was Partner, Investments at ATP Real Estate from 2007 to 2013 and Research Director at INREV from 2004 to 2007, among others.

Housing

Housing is responsible for redeeming the customer experience both in its own operations (renting, property management and customer service) and those implemented by partners.

Ojalehto has been the Executive Vice President of Housing at Lumo (previously Kojamo) since 2023. Previously, Ojalehto has worked as the commercial director of SATO Corporation, responsible for sales, marketing, communication and the development of the digital commercial environment in the years 2018-2022. Before this, he has worked at Restel in the years 2015-2018 e.g. as sales director and in various other management positions in 2007-2015.

Data and Technology

The Data and Technology function is responsible for company’s data and analytics solutions as well as its technological solutions. Its objective is to ensure efficient, strategy-aligned business operations and to develop customer-centric digital services.

Kaulio has served as Lumo’s (previously Kojamo’s) Chief Technology Officer since 2023 and as a member of the Management Team since July 2025. Previously, Mr. Kaulio worked as the CIO of Finnvera Oyj from 2013 to 2023 and as the IT Director at the TeliaSonera Group from 2013 to 2023. Before that, he held various management and development positions within the TeliaSonera Group from 2000 to 2009.

Operating environment

As Lumo operates in the residential real estate sector, the company is affected particularly by the situation in the residential property market and development in Finnish growth centres. The company is also affected by macroeconomic factors, such as economic growth, employment, disposable income, inflation, regional population growth and household sizes.
